I’m Ready To Renovate My House…. Now What?

Easy Tips to Help You Renovate Without Confusion!

Building for the first time can be overwhelming. There are horror stories everywhere and you don’t want to get sucked into paying more than you need to. So where do you start?
We’ve put together a few starting points for first time renovators or builders to consider before they jump in the deep end.

Gather Referrals

One of the simplest things you can do to get started is speak to friends, colleagues, or family members who have previously built or renovated. Referrals are your friend. Similarly, professionally referrals are even more valuable.

Good workmanship stands out, and you’ll often find that many high-quality builders have made a name for themselves within the industry. Don’t be afraid to ask your designer for recommendations on a builder and visa versa. You could find that whoever you ask for a recommendation will likely remind you they do not assure quality from anyone other than their own staff, but having a few names to get a quote are infinitely better than none! ACM Constructions often recommend an industry leading drafting and design company within Brisbane. We are happy to recommend this company because we have experienced the quality of their work first hand.

Viable House Plans

The next step will be to ascertain whether the vision you have of your new home is viable or not. This is where you will likely have to decide whether you want to contract an Architect or a building designer. Speaking to an experienced and prompt building designer or architect is an excellent way to do this.
There are pros and cons to using both Architects and Building Designers, which is why it really comes down to personal decision and budget.

Get A Comprehensive Quote

Once your building designer has completed your plans, you can present them to a builder to receive accurate quotes about the cost of your project.
A comprehensive set of plans are the best, and only, way to get laser-accurate quotes. Anything else, is just a very close guess. Beware of builders, designers, architects, or contractors who quote much lower than their competition. This warning is not to cast aspersions about the quality of work, but instead may indicate that the builder is not aware of additional services that you may require. Take the time to discuss why your quote is so low with a representative of the business to ensure that you are receiving quotes on exactly the same services.

Finance Approval

After you have gotten a set of plans and an accurate quote, you need to get approval from the bank. Most banks will be able to guide you through the process. Some may even liaise with your builder directly for payment details, etc. It is critical, if you require financial assistance, that you settle this well before your project commences.

Engaging the Builder

The builder will then walk you through what is going to happen, the timeframes, and other details.
One of the best things you can consider is a Design and Construct builder. This is a builder that will manage your project from start to finish. This includes liaising with all the various subcontractors and suppliers on your behalf. At ACM Constructions, our Design and Construct packages ensure our clients receive a stress-free and streamlined process. Additionally, you can be assured that your project is going to be completed on budget, on time, and just the way you always dreamed.
